Description

The successful candidate will be on call 24 hours/day, 7 days/week for emergency purposes. They will be responsible to the property management company and the Board of Directors for the proper execution of their duties which shall include but are not limited to:

1. General clean up of site.
2. Inspection of site and buildings including picking up of garbage, pulling weeds, monitoring and taking appropriate action as required regarding snow and ice, monitoring safety and security (1/day, 5 days/week).
3. Take and log calls from residents relating to maintenance, emergencies, etc.
4. Supervise external contractors to ensure work is completed as ordered.
5. Report any major problems/incidents and any fire or safety hazards immediately to the property manager.
6. Keep equipment logs up to date.
7. Report any major equipment repairs or replacement to the property manager.
8. Obtain property manager approval for purchase orders for all work performed or supplies purchased.
9. Keep records of maintenance work completed and submit to property manager monthly.
10. Report to the property manager any repairs/maintenance/replacements that are not completed in a timely manner by any external contractor(s).
11. Comply with all current safety precautions, codes and bylaws.
12. Deliver notices to owners as required by the property management company requires for snow removal, newsletters, water shut off, etc.

***Note: Snow and ice removal of all sidewalks, walkways, stairs, patios and balconies required within 24 hours of snowfall.
