Brightwater Senior Living is seeking a Regional Maintenance Manager who will be responsible for assuring our Canadian senior communities are well maintained. Minimum five years experience in building construction and maintenance problems. Candidates must have a reliable vehicle and be available to travel, sometimes on short notice. Responsibilities include, but are not limited to: performing repairs at senior communities; training staff in all phases of building maintenance; assisting in hiring, firing, and conducting job performance evaluations of facility Maintenance Coordinators; coordinating tasks with independent contractors and contracts for new communities; providing recommendations, cost determination and pertinent information regarding major maintenance problems and fire, life and safety issues; monitoring all purchase contracts pertaining to fire, life, and safety to ensure that all inspections and maintenance are carried out in the correct time frame and satisfy provincial regulating codes;
working on special projects as assigned; establishing service contracts for maintenance and inspection of fire alarms, sprinkler, suppression systems, and extinguishers, emergency generators, elevators, central HVAC systems, pest control, refrigeration, landscape maintenance and service and snow removal; assure annual inspection is made of building exterior including landscaping, paint, siding, roof, eaves/gutters, parking lot and all hard-surface areas; interior areas including paint, carpet, and common areas including kitchen(s) and bathroom and facility systems; act as liaison between construction and operations regarding new construction related issues and equipment changes; work closely with Executive Directors and Maintenance Managers in an advisory capacity to help evaluate and find solutions to routine maintenance problems and major maintenance needs.
