Full time position available includes performing maintenance and basic repairs under the supervision of the Senior Maintenance staff. Successful applicant is motivated, adaptable, able to take direction, skilled in problem solving and able to work in a diversified community.
Preventative Maintenance:
Inspect and test smoke detectors. Sprinkler systems, fire alarm systems and components on a regular basis within the scope of ability.
Perform other associated duties with respect to preventative maintenance.
The Maintenance department performs the annual inspections.
Routine Maintenance/Repairs/Replacements on all RHC Property Including Grounds
Perform minor repairs within the scope of ability on equipment, property, occupied units, and vacant units including items such as:
o Electrical: changing light bulbs, fixtures, plugs, switches, etc.
o Plumbing: replacing tap sets and parts, installing toilets parts, unplugging toilets and drains, caulking, etc.
o Mechanical: thermostats, valves, exhaust fans repairs, changing filters, boiler adjustments and service etc.
o Carpentry: repairs to components such as door and window hardware, locking mechanisms, cabinets etc.
o Appliances: replacing any parts as required such as elements, fuses, shelves etc.
o Patching and painting of units due to repairs or turnover.
Grounds:
Perform required duties to provide total care to the grounds including lawns, mowing (including yards of vacant units) watering etc.
minor repairs to ground components such as downspouts, drainage gutters, underground sprinklers, fences etc.
Responsible for snow and ice removal of all parking areas and sidewalks in the common areas and other related duties regarding these areas to provide easy and safe access for the members and the public whether by staff or contracted out.
Perform regular spring and fall clean-up of all grounds and properties.
